Commercial premises near the New Riga Theatre

Semi-basement premises for rent for commercial purposes in the center of Riga, at Lāčplēša Street 27 (between Tērbatas and Krišjāņa Barona Streets).

The late, pompous eclectic six-story administrative building with neo-Renaissance forms with a total area of 3237.7 m2 was built in 1901 by architect Konstantin Pekshin.

We offer for rent a semi-basement room in a courtyard building with a separate entrance from the courtyard of the house with a total area of 86.20 m2.

About the offer:

- The premises are suitable for tenants whose activities in the premises do not cause increased noise, as the entire 1st floor above the premises is occupied by a dental clinic. The building has a centralized ventilation system, which conducts sound quite well.

- We do not consider vocal studios, tenants related to musical instrument rehearsals, workshops (with amplified noise), public catering establishments, bars, etc.

- When the tenant makes investments in the premises and adapts them to the needs of their business, we can agree on rental holidays.

- The premises are provided with 24-hour access.

- It is possible to register both the legal address and the SRS structural unit on the property.

- A lease agreement can be concluded by both legal entities and individuals (individuals must have a taxpayer status registered with the SRS).

- ''Rīgas siltums'' heating, ''Rīgas ūdens'' water/sewerage.

- ''TET'' optical internet is available in the building.

- Management is provided by ''Selectum Home''.
